Planned maintenance
A plan beats a breakdown
A breakdown picks its own time: a Friday night, a heatwave, the week you’re abroad. A plan picks the time for you, when the unit is empty and nobody is rushed. Same work, a fraction of the stress, and usually a smaller bill.
What’s in a plan
A survey first
Before anyone quotes you a plan, someone walks the property: every AC unit, the heater, the board, the drains, the roof tank. The plan is about your building, not a brochure.
The year’s routine work, booked
AC servicing before summer, water heaters before winter, drains, electrical checks and the small repairs found along the way, at times that suit you or your tenant.
A report after each visit
What was checked, what was fixed, what was found that needs a decision, with photos, and the date of the next visit. If you manage the property for someone else, it’s the report you forward.
One number in between
When something breaks between visits, you message the team that already knows the property and its history.
The Dubai year
What a plan does, and when.
November to February
AC units serviced while nobody is relying on them; water heaters checked before the cold mornings; outdoor lighting, woodwork and painting while the weather allows.
February to April
Drain lines cleared and thermostats tested before the first hot week; any unit that struggled last summer looked at now, not in May.
May to September
Faults and call-outs handled fast; roof tanks and waterproofing checked after the first heat; the plan reviewed against what actually broke.
Between tenancies
The cheapest week to repaint, re-seal the bathroom, replace tired fittings and service the AC: no one to work around.
Who a plan is for
Anyone who would rather not be the maintenance department.
Homeowners
An apartment or a villa you live in. You want the problem fixed properly, by people who turn up when they said they would.
Landlords
One unit or several, with tenants in them. You want the calls to stop, the quote before the spend, and photos instead of a visit.
Owners abroad
You own in Dubai and live elsewhere. You need someone on the ground who quotes in writing and shows you what was done.
Small buildings and managers
A family building, or a manager with units to look after. One team for all the trades, and a plan for the year.
What it costs
Every plan is priced from the survey, because a studio and a villa with 9 AC units don’t need the same year. You get the plan and its price in writing, and the first visit is booked only when you’ve approved both.
