One message covers the lot. We book the trades in the right order, quote the whole job in writing, and send you the photos when it’s done.
AC servicing and repair
Cool in May, not just in November.
- Servicing: filters, coils, drain lines and gas, with the unit tested before we leave
- Faults diagnosed and repaired: poor cooling, water dripping, noise, a unit that won’t start
- Drain lines cleared before the first hot week, so the ceiling stays dry
- Thermostats and controls checked and replaced
- Replacement quoted honestly when a unit has reached the end of its useful life
Plumbing
Found, fixed, and the cause dealt with.
- Leaks traced and stopped, including the concealed ones behind cabinets and in ceilings
- Blocked sinks, showers, toilets and drains cleared
- Taps, mixers, showers, toilets and fittings repaired or replaced
- Water heaters checked, repaired or replaced
- Pipework repaired and the surface made good afterwards
Electrical
Anything warm, flickering or tripping gets looked at properly.
- Faults traced: tripping breakers, dead circuits, flickering lights
- Sockets, switches, light fittings and fans repaired or installed
- Distribution boards checked and tidied
- Lighting changed or added, inside and out
- Safety first: a circuit that worries us is switched off until it’s fixed
Carpentry and doors
The woodwork that sticks, sags or stops closing.
- Doors, frames, hinges, handles and locks repaired or replaced
- Built-in cupboards and wardrobes repaired, re-hung and adjusted
- Shelving, skirting and trims fitted or made good
- Kitchen units and drawers repaired
Painting and finishing
Prepared properly, so it lasts.
- Walls and ceilings filled, sanded and painted
- Damp and stains treated before they are painted over, not just hidden
- Touch-ups between tenancies and full repaints

Handyman and appliances
The jobs that are too small to find someone for, done in one visit.
